Anyone who gives you a number before seeing the roof is guessing, and the guess gets corrected once the tear-off starts. These five things set the price.
Measured in squares of a hundred square feet. A steep roof takes longer to work safely and needs more material to cover the same footprint.
Nobody knows until the old roof is off. That is why replaced sheets are priced per sheet on the estimate instead of arriving as a surprise.
Shingle, metal, slate or membrane. The spread between them is wider than any other line on the estimate.
Every chimney, skylight, vent, valley and wall joint takes flashing and time. Two roofs the same size can price very differently.
One layer of old shingle is a normal tear-off. Two or three layers mean more labor and more weight to haul away.

No. Move cars off the driveway and take anything fragile off the walls in rooms directly under the roof. You do not need to be home, though most people like to be there at the start and the end.
We only tear off what we can dry in that day, and the crew carries tarps for the rest. Nothing is left open overnight.
If a storm caused the damage, the policy often covers a large part of it. We do not negotiate claims, because that is a licensed public adjuster’s job. Our side is the evidence: the damage photographed, the roof measured, and a scope your adjuster can price from, handed over while they are up there with us. The insurance claims page covers the rest.
Two separate things. The installation is covered by us. The wind cover comes from GAF: the WindProven Limited Wind Warranty runs 15 years with no wind speed cap and no named-storm exclusion, the two gaps most roofing warranties leave open.
It has to be earned. The roof needs GAF Timberline shingles with LayerLock Technology and at least four qualifying GAF accessories: starter strips, roof deck protection, ridge cap shingles, and a leak barrier or attic ventilation. Your estimate says in writing whether your roof can get it, and what it adds to the price.
Architectural shingle runs 25 to 30 years here and standing seam metal 40 to 50. What shortens either one is heat trapped in a badly ventilated attic, which is why ventilation is a line on every replacement estimate we write.
