Commercial roof repair

Most commercial roof repairs are small patches on a big roof. The hard part is finding the right spot on a roof that size and fixing it without closing the building.

Big Easy Roofing Company repairs single-ply, modified bitumen, built-up and metal roofs on warehouses, retail units, offices and restaurants across New Orleans. Split seams, open laps, blisters, punctures from foot traffic and loose edge metal are the usual list.

If a survey shows the membrane is failing everywhere rather than in a few places, that is a re-roofing conversation, and you get the reasons in writing before anyone prices it.

Worked Around Opening Hours

Repairs are booked into the hours your building can spare, and the area is closed up the same shift.

Source Before Patch

Water travels across a flat deck before it shows. We find where it enters, photograph it, and repair that spot.

Written Up for Your File

Every repair ends with photos and a short note of what failed and what was done.

Signs of membrane trouble

Six Signs Your Flat
Roof Needs Repair

On a commercial roof the warning signs usually show up on the roof itself, weeks before a ceiling tile stains. These are the ones worth a trip up the access ladder.

White roof sections and a dark solar array seen from above

Seams Opening Up

Heat and building movement pull at welded and taped seams. An edge you can lift with a fingernail will let water under the sheet.

Rooftop vents along the top of a gray industrial building

Leaks at Units and Vents

Every duct, curb and vent is a hole in the membrane. The seal around each one fails long before the open field of the roof does.

Water dripping off a roof edge against a dark sky

Water Standing for Days

Ponding still there two days after rain adds weight and wears the surface. A blocked drain or a sagging deck is usually behind it.

Roll of torch-down membrane with a flame running along it

Blisters in the Surface

Bubbles in a built-up or modified roof mean moisture or air trapped between layers. Left alone they crack open under foot traffic.

Rows of rooftop air conditioning units on a flat roof

Damage Around Equipment

Service crews drop screws, drag panels and kneel on the membrane. Most punctures we find are within a few feet of a unit.

A Ceiling Tile Stain

By the time a tile marks, water has crossed the deck and the insulation. The entry point can be well away from the stain.

How a Commercial Repair
Is Scheduled and Done

Eight steps, and the first four happen before anything is opened. The building keeps working through all of them.

Repairs by system

Repairs on Four
Commercial Roof Systems

A patch that suits one membrane can ruin another. This is how each of the four common systems is repaired.

System 01

Single-Ply: TPO and PVC

Heat-welded patches over cleaned, primed membrane. Each weld is probed along its length before the crew leaves.

System 02

EPDM Rubber

Taped or bonded patches with primer. EPDM shrinks as it ages, so edges and corners are checked for pulling.

Modified Bitumen

Torched or cold-applied cap sheet over the damaged area, lapped well past it, with granules matched where possible.

When Patching Stops Paying

If repairs keep landing on the same roof year after year, the survey says so, and prices a re-roof beside the repair.

Commercial repair cost

What Sets the Price of
a Commercial Roof Repair

Repair pricing follows the roof, not a rate card. Five things move it.

Wet Insulation Under the Leak

Dry insulation means a patch. Soaked board has to be cut out and replaced before the membrane goes back.

Access to the Roof

Roof hatch, ladder or lift, and how far material has to be carried across the roof.

The Membrane System

Welding TPO, torching modified bitumen and rebuilding built-up take different crews and time.

Curbs and Penetrations

Repairs around units, ducts and pipes take more detailing than open field.

Working Hours

Night or weekend work to stay clear of your trading hours is priced on its own line.

Each line is on the written price, so a facilities manager can approve it item by item. Rather send the details first? Use our contact page.

Yes, that is how most of our repairs are done. The work is booked around your hours, and only the area being repaired is opened, then closed the same shift.

By following the water back from where it shows, across the deck, to where it gets in. Seams, curbs and drains near that path are checked first, and the entry point is marked on a roof plan.

Often, if the problems are local and the insulation is dry. If the survey finds wet insulation across large areas, a repair only buys a season, and we will say that.

We repair single-ply, modified bitumen, built-up and metal roofs, each with materials that suit that system.

We photograph and measure the damage and give your adjuster a scope to work from. We do not negotiate claims. The insurance claims page explains how that side works.

A written scope and price before work, and photos with a repair note after. A certificate of insurance can be sent before anyone is on site.
